HUD Older Adults Home Modification Program (OAHMP)¶
HUD competitive grant program providing free occupational-therapist-informed safety and accessibility home modifications (up to approximately $5,000 per household) for low-income homeowners age 62 and older. Modifications include grab bars, stair railings, ramps, non-slip flooring, better lighting, and lever door handles. $109 million awarded to 67 grantees (states, municipalities, nonprofits) in January 2025. Directly reduces fall risk and caregiving burden for aging-in-place. Complements the rural-only USDA Section 504 program for urban and suburban areas.
Free home safety and accessibility modifications for eligible low-income homeowners age 62+, delivered by local grantees (nonprofits, public housing agencies, state agencies): (1) Assessment: an occupational therapist evaluates the home and caregiver/resident needs; (2) Modifications: grab bars (bathroom, hallway), stair railings, wheelchair ramps, non-slip flooring, improved lighting, lever door handles, threshold ramps, smoke/CO detector installation — up to approximately $5,000 in modifications per household; (3) For family caregivers: reduces fall risk, eases transfers, and may delay or prevent nursing home placement. Availability: $109M was awarded to 67 grantees in January 2025 — coverage is geographic (check if your area has a funded grantee). Contact your local Area Agency on Aging, Community Action Agency, or search at hud.gov for OAHMP grantees in your state. This is not the same as the USDA §504 program, which covers rural areas only.
